1. Compacting: They are buying scattered land and joining it together to make into to Compact land; this automatically increases the land value, as it becomes easier and more profitable to farm. 2. European Subsidies: At present there are very little European subsidies on agricultural land in Romania - €50 per hector, compared to Germany where it is €400 per hector; this is because it was not negotiated as part of the conditions for Romania to come into the EU, placing it at a disadvantage. However by 2012 all this has to change, so they will either reduce the subsidies to other EU countries to the same level or increase the subsidies to Romania. This means that by 2012 there will be a level playing field compared to other EU countries, which will have a significant impact to increase the value of the agricultural land. 3. High Food Prices: High Food prices and the demand for Bio-fuels such as rape will also have a big impact on the value of agricultural land to push land prices higher.
The advantages of agricultural land in Romania are the following:
1) lowest price of EU and best soil (Poland 5-6k EUR, Germany 15-25k EUR/ha) 2) low subsidies for farmers until 2012. Until then it has to be the same as in other EU countries. 3) High food prices makes land more expensive 4) We are buying only compact and no scattered pieces
